The Villages of Hidden Trails


This community was created by William Lyon Homes in northeast Escondido between 2001 and 2006 on what had been a 500 acre avocado ranch.  The development consists of 291 single family one and two story homes in a variety of sizes and price ranges built in four villages.  

Several large avocado groves still surround the development which contributes to a very "country atmosphere" and also shelters a variety of wildlife including coyotes, skunks, and opossums.  Red tailed hawks regularly patrol the skies and on occasion, perigrine falcons hunt in the open valleys.  In the evening owls hoot in the groves and can occasionally be seen gliding low over the fields.  If you find the history of this area interesting, visit the

The villages within Hidden Trails are known as The Groves, The Orchards, The Vinyards, and The Meadows.  The Groves and Orchards were built first, followed by The Vinyards and finally The Meadows.  There is no club house or pool and the HOA fees (currently $85 per month per home) go toward Common Area Maintenance and the cost of operating an HOA.  

To find Hidden Trails drive east from Interstate 15 on Valley Parkway to its intersection with El Norte Parkway (shown on the map as Washington Ave). The road going east from the intersection is Hidden Trails Road and leads into the development which begins in about 1/2 mile.  Hidden Trails Road will take you through the development however, the only access to The Meadows directly from Hidden Trails proper is a gated and locked fire road.  

To get into the Meadows you  must drive southeast on Citrus from Valley Parkway to Reed Road which will take you into that village.
